Tina Elmer brings more than 15 years of real estate experience spanning sales, team leadership, marketing, lending, and growth strategy. Having worked alongside some of the top professionals in the Philadelphia market, she has been involved in over $250 million in real estate transactions and previously built and managed her own real estate team. Her career evolved from traditional real estate into growth strategy, events, marketing, and business development within the lending space. At I Fund Cities, Tina plays a key role in brand growth, relationship development, industry events, and strategic outreach, helping connect builders, investors, and operators across markets nationwide. Known for combining relationship-driven business development with creative marketing strategy, she brings a practical operator mindset to every project and partnership. Outside of work, Tina is a mom who loves spending time at the beach in the summer and skiing in the winter.

Steve Hiltabiddle

Steve Hiltabiddle is the manager of Success Lending LLC and has been private lending for over 6 years financing the purchase and renovation of over 100 single family and small multi-family properties. He was a W2 wage earner over 30 years before leaving his career behind and stepping into Real Estate. He enjoys being part of the Real Estate community and being able to help others achieve their financial goals through real estate. Success Lending partners with experienced investors providing short-term loans to help them grow their real estate investment portfolio. While he has focused primarily on lending in Pennsylvania, he’s also funded projects in 11 other states. He’s been involved in hundreds of transactions and makes it a priority to ensure the funds he’s committed to a project are delivered and available in a timely manner ahead of your closing and during your rehab. Steve grew up in the Philly suburbs and moved to San Diego shortly after college. With stops in St. Louis, New York and New Jersey he returned to the Philadelphia area to raise his family.

Jeff Yearwood

Jeff Yearwood is a seasoned financial services executive and entrepreneur with over three decades of industry experience. As the founder of Palmwood Finance, he oversees Palmwood Home Loans and Palmwood Commercial Finance, leveraging 24 years of specialized mortgage banking and brokerage experience to help clients navigate residential and commercial lending.

Jeff's extensive corporate background includes key roles at Wells Fargo, Countrywide, PRMG, PNC Bank, and American Express, following an initial start in public accounting. He holds a BS in Business Economics from Oneonta State College, an MS in Accounting from The University at Albany, and an MBA in Finance from Binghamton University. A man of diverse interests, Jeff spends his free time screenwriting, playing and coaching tennis, undertaking home improvement projects, and supporting his adult children.
